Builder Responsibilities

Please find below important information regarding Builder responsibilities during construction.

 

Required Documents on Site

The Building Code requires that certain document be maintained on a construction site for which a permit was issued.  These documents include:

 

  • Building Permit - A copy of the building permit shall be posted on site at all times during construction in a conspicuous place.
  • Permit Drawings - A copy of the drawings and specifications that were submitted with a permit application certified by the Chief Building Official or a designate.  You are required to notify the Chief Building Official or their designate of any changes to the official permit documents.
  • Any Requested Additional Information/Drawings - Such as consultant-reviewed shop drawings.

 

Required Mandatory Inspections for Stages of Construction

The Building Code requires that you must call for an inspection at certain Stages of construction.  Neglecting these mandatory inspections may result in unnecessary time delays and expenditures.

 

Mandatory Dwelling Inspections

  • Prior to pouring concrete footing
  • Prior to covering outside water, sewer and drain works
  • Prior to backfilling foundation
  • Prior to covering inside water, sewer and drain works
  • Prior to insulating framing, heating (HVAC) and plumbing works
  • Prior to boarding insulation
  • Prior to Occupancy and use of plumbing
  • After all works have been completed including grading and decks     

 

Mandatory Inspections other than Dwellings

  • Prior to pouring concrete structure elements
  • Prior to covering sewer, drain and plumbing works
  • Prior to covering fire rated elements
  • Prior to covering insulating and barriers elements
  • Prior to covering heating and ventilation works
  • Prior to Occupancy and use of plumbing
  • After all works have been completed including grading

Construction Safety
The Ontario Occupational Health and Safety Act and Regulations for Construction Projects establish requirements for safety on construction sites.  Prior to calling for inspection, the appropriate safety measures shall be in place.  Safety measures include the following:

  • Temporary guards on all openings
  • Correct use of ladders
  • Temporary or permanent secured stairs
  • Clear and safe access to the site
  • Protection of trenches and excavation below four feet deep
